10ft ModiBox Office

A used 10ft ModiBox office package supplied ready to connect and work in. The two points that decide whether a small cabin survives an unsupervised site are the window and the door, and both are anti-vandal specification here: a steel-framed shuttered window and a solid steel door leaf on a steel frame. Inside it is melamine-lined over insulation with vinyl flooring, and the electrics package is already installed and wired back to a consumer unit with an external hook-up.

What anti-vandal specification actually buys you

Anti-vandal is the difference between a cabin you can leave on an unsecured compound and one you cannot. A domestic-style window and a light door are the two obvious weak points on any small office, and on this unit they are the two things that have been reinforced rather than the two things that were value-engineered. Where a unit holds laptops, drawings, keys or hand tools between shifts, that specification is usually the whole decision.

Fitted out and ready to connect

• Consumer unit with external hook-up. Power lands outside and is distributed internally, so the unit connects to a site supply without being opened up.
• Two double sockets, a heater and a 5ft strip light. Enough for a desk, laptop, kettle and printer without extension leads across the floor.
• Melamine lining over insulation. Bright, wipe-clean and heat-retaining, so one heater carries it through winter.
• Vinyl flooring. Survives site boots and mops clean, which carpet and bare board do not.

Used condition, working specification

This is supplied as a used package and priced accordingly. Expect cosmetic marking consistent with prior site use — scuffs to the black RAL exterior, wear at the door and around the hook-up point. What is not compromised is the specification: insulation, lining, flooring and electrics are all in place and working. Delivery, siting and your rights

Delivery is free UK-wide, including Northern Ireland, the Isle of Man, Jersey and Guernsey, and the price shown is the total payable with no VAT added at checkout. A 10ft cabin is the easiest size to place on a tight compound, but it still needs a firm, level standing at all four corners or the anti-vandal door will not shut cleanly against its frame. Position it so the external hook-up faces your supply run. Crane or HIAB offload is agreed in writing before delivery. Because this is a pre-owned unit it is sold as described rather than under a new-build warranty, and your statutory rights apply in full: 14 days to change your mind under the Consumer Contracts Regulations 2013, and a separate 30-day right to reject the goods if they are faulty under the Consumer Rights Act 2015.
