3-Bay Compliant Modular Building

The compliant modular is built to behave like permanent construction rather than temporary accommodation. The structure is a hot-rolled steel ring beam with galvanised steel floor joists, steel corner columns and steel lattice roof beams, giving a clear design span of up to 12 m (39 ft) without intermediate support.

Above that sits 15 mm tongue-and-grooved timber decking under a Fatra Ecopro fire-rated PVC membrane, with soffit roof construction and uPVC rainwater goods. Walls are timber studwork clad in plastisol-coated steel, insulated with Ecobrite foil-therm plus 90 mm (3.5 in) fiberglass, and finished internally in 12.5 mm or 15 mm plasterboard with uPVC architraves. The result reads as a building, not a cabin — which matters when it is customer-facing or when it needs to satisfy building and energy regulations.

Choosing Between Modular Systems
