The 12ft length is the point of it: a 20ft container needs a long straight approach and a bay to match, while this drops onto a short driveway, a narrow side return or a yard corner that a full-length unit would never reach — without giving up full-height cargo doors at the end.

Why the modifications matter
A standard container is opened by swinging two full-height cargo doors, which is fine for loading pallets and tiresome for anything else. The added personnel door means you can step in and out without unbarring the end, and it can be padlocked independently. The side window does the rest — it is the difference between a store you visit and a space you can spend an hour in. Together they make the unit viable as a workshop, a tool store with a bench, a garden studio shell, a groundskeeper’s base or a small stockroom behind a shop.
Condition and cover
One-trip means the container left the factory, carried a single cargo to Europe and was sold on rather than returned to service. Paint, floor and door gear are close to new; expect light handling scuffs rather than the rust and patch repairs that come with used grades — the condition guide spells out the difference. The shell carries our 12-month warranty against structural defects and water ingress, and the modification work carries 12 months on workmanship. Separately, you have 14 days to change your mind under the Consumer Contracts Regulations 2013, and a distinct 30-day right to reject faulty goods.
Getting it onto site
Free UK delivery is included and no VAT is added at checkout, so the price shown is what you pay — Northern Ireland, the Isle of Man, Jersey and Guernsey included, subject to sailings. A 12ft unit is markedly easier to place than a 20ft one, but the delivery lorry still needs a firm, level surface and a clear approach; the vehicle is full length even when the container is not. Where access is genuinely tight, a crane offload can be agreed in writing before delivery.
