A new one-trip 20ft shipping container converted into a working office, supplied lined, insulated, wired and glazed rather than as a bare shell you then have to fit out. This is the entry-level build in our office range, and what places it there is how much is already in it: a 100 amp consumer unit, heating and cooling, two opening windows and a security door are all fitted before the unit leaves the workshop, so on arrival it needs a supply connecting rather than a second trade.

Dimensions

Why the spare electrical capacity matters

The detail worth pausing on is the 12 spare ways at the consumer unit. An office cabin that arrives with exactly the circuits it needs is fine on day one and a problem in month six, when someone wants a second heater, a comms cabinet, external lighting or a welfare point. Twelve spare ways means those get added on a circuit rather than on an extension lead, which is the difference between a compliant office and one that fails its next inspection.

Where it fits

As a 20ft mobile office cabin this is a two to four desk office, or one desk plus a meeting corner and a plan table. It suits a site compound office, a yard or gatehouse office, a satellite office at a second location, and any use where the office has to be moved to the next job intact. Because the structure is a container, it is craned on and off complete.

Delivery, siting and cover

Delivery anywhere in the UK is free, including Northern Ireland, the Isle of Man, Jersey and Guernsey, and the price shown is what you pay — no VAT is added at checkout. A 20ft unit is normally delivered on a tilt-bed lorry, which needs roughly 18 m of straight, firm approach to slide the container off; where that run does not exist, HIAB or crane offload can be arranged in writing before delivery. Set the container on level, load-bearing ground at the four corners — timber sleepers or concrete pads are enough, and no slab is required. As a new one-trip unit it carries our 12-month cover against structural defects and water ingress, and the conversion work carries 12 months on workmanship. Separately from that, you have 14 days to change your mind under the Consumer Contracts Regulations 2013, and a 30-day right to reject the goods if they turn out to be faulty.
