Description
A modular office that arrives flat and is built where it will stand — for a quiet garden office, a remote site workspace, a gatehouse or a pop-up sales booth. Three sizes are offered, 2m, 3m and 4m, and the units are pre-wired for lighting and sockets so the electrical first fix is not a separate job on site.
Which size does what
- 2m — enough for one person at a desk; the usual pick for a gatehouse, a security post or a study at the bottom of the garden
- 3m — takes a desk and storage together, or seats two on a site office footprint
- 4m — a small team, a counter-fronted booth for sales, or a room to run training and briefings in
Exact external and internal dimensions vary by size and are confirmed in writing on your quotation. If you need published dimensions before you commit, the fixed-size cabins below carry a full dimension list on their own pages.

What the flat format actually buys you
The packaging is not a compromise here, it is the reason to choose the range. Panels and frame sections are carried in through a garden gate, down a narrow side passage or into an enclosed courtyard — routes that immediately rule out a cabin turning up in one piece — and the build itself calls for no crane and no lifting gear. The logic runs the other way too: when a contract finishes or the household needs its space back, the office comes apart and goes up again on another plot, which is simply not available to you with a welded shell. If the site has vehicle access and room for a HIAB to swing, a pre-built cabin may be the simpler purchase — the flat pack option exists for when it does not.
Delivery, cover and cancellation
Delivery is free anywhere in the UK, including Northern Ireland, the Isle of Man, Jersey and Guernsey, and no VAT is added at checkout, so the price shown is the total payable. Because these are configured to your chosen size, work to a made-to-order lead time of roughly 2 to 6 weeks rather than a stock delivery slot. No crane or HIAB offload is needed; anything specific about where the load is set down is agreed in writing before delivery. The unit carries 12 months’ cover as supplied new, and separately you have 14 days to change your mind under the Consumer Contracts Regulations 2013 and a 30-day right to reject faulty goods under the Consumer Rights Act 2015.
Compare, and read up first
Published dimensions matter to plenty of buyers, and the fixed-size cabins carry them — 4.3m x 2.3m flat packed office cabin at the smaller end, or the 6.5m x 2.3m flat pack office where more floor is needed. Serving customers across a counter is a different brief again, and the 4m flat pack kiosk is built around it. Every option we hold sits in the flat pack category, and there is a checklist of things to settle before ordering in our buyer’s guide.
