Modular buildings are designed to come apart, which is precisely what makes a second life possible: pre-owned modules are brought back to a serviceable standard and adapted to a new layout. The quoted configuration is a three-bay open-plan building of 32ft × 30ft. It is not a new building and is not sold as one — what you are buying is the same floor area and the same structural system for materially less money, and usually a great deal sooner.

Availability is the real argument, not just price
Budget is the obvious case, and it bites hardest on schools, clubs, community organisations and anyone drawing facilities money out of a fixed pot. Lead time is the less obvious one. A new modular building is a manufacturing slot; a refurbished one already exists. That is why pre-owned units get specified for sudden roll growth in a school, for emergency and disaster accommodation, and for the project office that was needed a month ago. If the requirement is short-term and known, buying refurbished is the rational choice rather than the compromise.
Be honest with yourself about the layout
The building can be remodelled into any configuration its structure allows — but that qualifier is doing real work. Tell us the room layout you need before ordering, and we will confirm what the shell will take. Discovering at installation that a partition cannot go where the drawing put it is the one avoidable problem with a refurbished building, and a five-minute conversation at quote stage avoids it.
Delivery, installation and cover
Delivery is free anywhere we deliver in the UK, including Northern Ireland, the Isle of Man, Jersey and Guernsey, and the price shown is the total payable with no VAT added at checkout. As with our other multi-module buildings, the quoted price covers supply and delivery only: the modules arrive on separate lorry movements and the on-site installation and cranage that puts them together is arranged and priced separately, with any lift agreed in writing beforehand. Foundations must be level and load-bearing across the full 9.62 × 9.02 m footprint before the first module arrives. Larger sizes and customisation are available at extra cost. On cover, be clear what applies: this is a refurbished modular building, so the refurbishment work carries 12 months on workmanship in line with our warranty policy rather than a new-building warranty. Your statutory rights sit alongside that, unaffected — 14 days to change your mind under the Consumer Contracts Regulations 2013, and 30 days to reject the goods if they are faulty under the Consumer Rights Act 2015.
