Description
A 20ft container office finished to a standard that survives a client walking into it. Rather than lining the shell and leaving the corrugation showing, the interior is clad in slate grey shiplap boarding, so the walls read as a finished room. Around 15 m² (160 sq ft) of floor sits under a single wall-mounted heating and cooling head, and the unit runs from an ordinary single-phase supply, which keeps it usable at a domestic property or a small yard with no three-phase feed.
Dimensions
- External: 6.058 × 2.438 × 2.591 m (19 ft 10 in × 8 ft 0 in × 8 ft 6 in)
- Internal floor area: approximately 15 m² (160 sq ft)
- Layout: single open room, no internal division
The shiplap interior is the point of difference
Most container offices at this size are a steel box with a lining board screwed to battens, and they look it. Shiplap boarding in slate grey covers the corrugation completely, hides fixings and gives a surface that takes shelving, screens and wall-mounted equipment without extra battening behind it. That matters whenever customers, clients or guests will actually be inside the unit rather than only staff — a sales office, a studio, a consulting room or a guest space, as opposed to a place to keep the drawings dry.
Heating and cooling from one head
- Single wall-mounted split unit. Heating and cooling from the same equipment and the same control, so there is no separate heater to find room for.
- No ductwork. Only a small penetration through the wall, which leaves the whole 15 m² floor plate usable.
- Compressor outside. The noisy half sits on the exterior, which is what makes the unit tolerable as an office or a studio.
- Standard single-phase supply. No three-phase installation required at the site.
What it suits
This is the specification to choose for a permanent or semi-permanent working room rather than a temporary site presence: a garden studio, a small consulting or therapy room, a sales office on a development, a home working space away from the house, or a guest room. It is a single open space, so if you need partitioned rooms or a welfare area the build has to be different.
Delivery, groundworks and cover
UK delivery is free, and that includes Northern Ireland, the Isle of Man, Jersey and Guernsey. The price on this page is the total payable — no VAT is added at checkout. A loaded 20ft unit needs a firm, level standing bearing at all four corners and a clear approach for a delivery vehicle of that length, so check gateways, overhead cables and turning space early. Offload by crane or HIAB is arranged case by case and agreed in writing before delivery. Conversion workmanship is covered for 12 months. Separately, you have 14 days to cancel under the Consumer Contracts Regulations 2013, and a 30-day right to reject the goods if they are faulty under the Consumer Rights Act 2015.

Budget-led buyers usually weigh it against a clean 20ft used office container, and multi-unit requirements are met from our container site offices.
